Key Requirements

You must complete and submit a Building Application along with the Application Fee and Compliance/Damage Deposit:

New Construction (Up to 2500 Square Feet)	Application Fee Compliance/ Damage Deposit	$2500 (non-refundable) $3000

New Construction (Over 2500 Square Feet)	Application Fee Compliance/ Damage Deposit	$3000 (non-refundable) $3000

Major Renovation	Application Fee Compliance/ Damage Deposit	$650 (non-refundable) $2000

Minor Renovation	Application Fee	$50 (non-refundable)

Damage attributable to your project will be deducted from your Compliance/Damage Deposit. Any remainder will be refunded to you when construction is 100% complete, PROVIDED the completed project satisfies all Wolf Laurel and governmental regulations.

You must submit a proper Site Plan with dimensions ensuring that all setback provisions are met. This plan should also show the driveway location, drainage plan, tree removal plan, etc.

You must provide effective erosion control measures (e.g. silt fencing). You must not modify trees more than 20' beyond the construction footprint.

You must not disturb the natural runoff onto neighboring properties or roads.

You must provide off-street parking for all regular residents.

You must submit samples of all exterior colors for ARB approval prior to installation.

You or your contractor must register at the Wolf Laurel Roads & Security office to obtain Entrance Permits for all construction personnel.

Your driveway:

Must not encroach on the driving surface of the road.

Must include a culvert (18" minimum) if it crosses the road drainage system.

Must effectively divert all runoff from your property into the road drainage system.

Must not create problems of any kind for Wolf Laurel Roads & Security or your neighbors.
