Dec 24
|
Dec 24 - We wanted to thank you for plowing our road last Sunday morning, which allowed us to be able to get out of Wolf Laurel Resort. A first for us since we drive such a large SUV - that was a huge snowstorm! We appreciate all your effort. Have a wonderful holiday season.

Oct 16 - Thanks for keeping the top part of Sarvis Lane in good condition. Can you do anything about the middle part? I partially dug out the drainage ditch to try to keep water from further eroding the roadway and it worked during these last rains, but, obviously, I could only do so much with a shovel. I think your equipment could do much better and this would provide some gravel to fill in the deep ruts in the roadway that occurred during previous rains.

Sep 16 - Before you install new speed bumps on the blind curve on McKinney Gap Drive, I would ask that you look at installing mirrors, maybe more than one in each direction, to allow drivers to see an oncoming vehicle. It may be a lot less expensive and less troublesome than installing two more speed bumps on that road (bringing the total to 6 from the club to the golf cart paths).
|
Oct 21 - Your suggestion of mirrors was considered. After much discussion, it was decided that the road would be striped in the area of the blind curves. It is hoped that drivers will remain on the correct side of the road and to do so they will reduce their speed. The use of speed bumps or even mirrors is not going to discourage drivers from taking their side of the road out of the middle. The stripe is also the least expensive of all the alternatives. We will reevaluate the situation in the spring. In the meantime, reduce speed and stay on the correct side of the road.

Aug 18 - We would like to
request that the cutting of the banks of wildflowers, berry bushes, and
trees be done during early fall rather than when the wildflowers are in
full bloom and the bushes/trees have berries/leaves. It goes from
beautiful wildflowers along the road to mounds of ugly debris. We
realize that we can't control what French Broad does, but surely we can
control what we do. Numerous people have mentioned this to me.
I thought that it wouldn't hurt that if we MUST cut the wildflowers and so
on, that it be done early fall.
Another point, we lose butterfly eggs if we cut the milkweed plant too early. Monarchs live for about 9 months. The insect begins its life as an egg laid on milkweed leaves. The egg hatches into a caterpillar which grows very quickly by eating the milkweed. The milkweed contains a poison that the monarchs use as a defense. While this poison doesn't harm the monarch, it makes them taste bad to birds and other predators. Predators soon learn to avoid the bright colors of the monarch caterpillars and butterflies. Thanks! |
Aug 20 - Many of us in the Wolf Laurel Resort community share your concerns. This year, the road crew has been asked to cut around the berry plants and wildflowers as much as possible. With our small road crew, and the fact that many years autumn brings snow and ice, the cutting of the road banks is a scheduling issue. Perhaps the Garden Club would be interested in supporting the monarch by planting milkweed in areas that are never mowed. They are currently involved in finding plants that will thrive on banks and curtail erosion. I'll forward your information to the club. And, thank you for your interesting facts regarding the monarch butterfly.

Aug 06 - There is a tree having over the paved part of Upper Haw. It is somewhat supported by an adjacent tree, but it looks as if it could come down fairly easily. Please evaluate to determine if it should be moved removed. Thank you.
|
Aug 18 - Harold Tipton is aware of the tree you are talking about. He has been keeping an eye on it. With all the rains this year, we have an extraordinary number of trees that are in the same condition. As time allows, he has begun to address the issue. Thank you for reporting this one.

Jul 24 - I have tried several days to get an answer to my question. Lot ### on Hanging Rock Road is in the process of a major change in the look of the land. I have left messages for Harold Tipton and Mr. Landry in an effort to find out if a permit has been issued and if the lot has been surveyed to determine the correct dimensions. There is a major piece of equipment on site and a massive movement of dirt that has taken place as well as cutting down of trees. There is not a permit posted or survey flags showing the lot dimensions; therefore, I cannot determine if they are within their legal rights and not overlapping our property line.
I have talked to Bob Burns and he said a permit was issued two years ago for minimal work, which would be over the one-year time limit.
If the owners of the lot are within their legal rights, there is no problem. However, I would like someone to clarify this issue.
An immediate answer would be appreciated before things are in place and will have to be corrected if the property line has not been incorrect. |
Aug 06 - My apologies for the delay in answering the last few website postings. We have issues to be ironed out with the new software. Thankfully you called the office and we were able to answer your question and arrange a meeting between you and your neighbor. As it turns out, there were no property lines crossed and no permits required.
This issue and similar issues are the responsibility of the ARB Board and inquiries should be made to Robin Bowman or Sandy Gwozdo at the office (828.680.9162).
Thank you, S Gwozdo

Jul 16 - Town Mountain Road is very bad repair. Only a truck can navigate the road. Please remove the large rocks left after rain exposed them, and add gravel AFTER the large rocks are removed. Thank you.

Aug 06 - Thank you for using the website. I believe you have seen some improvement on Town Mountain Road. As scheduled, gravel was laid down around the 21st of July.

Jun 13 - The drainage ditch on each side of my property are in pretty bad shape. The ditch that runs directly in front of my house also needs to be modified to contain the water flow as it now meanders in many directions. I don't know if Road Maintenance & Security is responsible for this, but I am actually more interested in the appropriate fix. I am happy to pay for doing something, but I could use some advice on what to do.
In addition, when it rains hard, there is a gully wash that flows on the preserve area next to me and it keeps moving; now it has started to wash onto my yard. As a result, it is beginning to erode some of my yard and deposit dirt at the base of my driveway. Again, I am happy to participate in the fix, but I need some advice on how to do it properly.
Perhaps I could get a call from someone.
Thank you very much. |
Jun 26 - Thank you for using the website. Harold Tipton was notified immediately of your drainage problem and has met with you. I understand that a solution has been found and the work near completion. Hopefully, we will see more sunshine and less rain for the rest of the summer.

Jun 04 - For about 12 years we have owned our beautiful cabin in Wolf Laurel Resort at ## Woodfern Lane. Two or three years later, the neighbors built their place next to ours and there has been little peace since. We have been to court and won a judges order which they continuously ignore. They come on our property while we are away and unscrew our security lights and block our stream which eventually forces water to enter the side of their property. They continue to operate their Bed & Breakfast in spite of legal proceedings.
Now, and for the past several months, they have placed a huge 60"x12"x12" steel container at the foot of our driveway. We are aware that they were given a deadline to remove the container; however, they have not done so. It is a danger and safety hazard as emergency vehicles will not be able to access our property from the logical side of Woodfern Lane. It is also an eyesore and should never have been allowed up here in the first place. It must be removed if it cannot be placed directly on their property.
We respectfully request that Road Maintenance & Security take some immediate action to correct this situation. |

Jun 02 - There is a big hole in the pavement on Hampton Gap Road just downhill from the turn onto McDaris Loop.

Jun 02 - Yesterday, around noon, I was driving up Wolf Laurel Road when I got behind the #53 Southeastern 18-wheeler by Oak Ridge Drive. He was driving recklessly, straightening out at the curves, and forcing another truck off the road. The driver stopped at the club.
I fear someone meeting such a reckless driver going up/down the mountain. It is inexcusable for a driver to be behaving in such a manner. This driver never stayed on his side of the road. I hope there is some action that can be taken on the mountain for such dangerous and careless driving.
There was a vehicle in the ditch where someone else had also been forced of the road.
Thank you. |
Aug 07 - This event was discussed at the June Wolf Laurel Resort Road Maintenance & Security meeting. It was a frightening experience for many of our residents especially those forced off the road and into the ditch. That truck was an 18-wheeler much too large to navigate our roadways. It should have been detained at the gate. Normally, when deliveries are made by such a vehicle, arrangements are made by the property owner to meet the truck at the gate and load the delivery onto a smaller vehicle. I can not explain why this was allowed to proceed, but the security staff was made aware of the incident and I am confident that such an event will not happen again.

May 22 - After the recent rains, the lower part of El Miner Court has become very rutted and rough to navigate. Would appreciate it if Harold or one of his crew could take a look and perhaps run the grader over it. Thank you.
|
Jun 02 - Harold Tipton has noticed the problem on the end of El Miner Court. There has been truck traffic in the area hauling dirt to a house under construction. This, in addition to the heavy rains, has created the ruts.
It is on the Road Maintenance crew's list.

May 10 - The residence of... on Sarvis Lane has become trashy looking (i.e., discarded construction, general garbage, an ATV). This is in addition to the huge number of bins in the rear of the house visible from below on McKinney. And, now there is a van parked in front on the road. An emergency vehicle would not be able to attend to the four other residences beyond, if needed. Thanks in advance for your attention to this matter.
|
May 14 - I visited the property on Monday, May 11 and spoke to the renters on Wednesday, May 13. Hopefully the situation will be corrected. The gentleman is well aware that the ATV cannot be operated within Wolf Laurel Resort. In fact, it is for sale and has been transported out of our community for potential buyers to test. Please keep me informed as time goes on. sgwozdo@wolflaurel.com is a direct email address for me.

May 08 - While walking down Big Bald Road this morning, I noticed several areas on the left side of the road where the recent rains have cause some serious erosion. One area below Pisgah Pass has undermined the asphalt. Other areas were below Silver Beach and another opposite Hanging Rock. A little fill is required.
|
May 11 - Thanks for the heads up. The recent rains have created similar problems all over the mountain. I've passed your observations on to the road crew for investigation.
Thanks again, Sandy Gwozdo |

May 07 - Are the minutes for any of the meetings in 2009 available? Or, am I just not picking them up on the web? Thanks.
|
May 07 - We have had only two meetings in 2009 (02/23/09 & 05/06/09). We don't post the minutes until they have been approved which occurs at the next meeting. Therefore, we approved the February minutes yesterday and I sent them to the Webmaster today. They should be posted within the next few days. Our next meeting is 06/10/09 at 9:00 a.m., so the May minutes will be posted shortly thereafter.

Apr 20
|
Apr 20 - I am concerned with the current road maintenance and security fees. I feel that property owners as compared to homeowners are paying too much. It is my understanding that homeowners pay an additional $100. How do you justify this fee structure? I may come up to Wolf Laurel Resort 6-12 times per year. Homeowners are coming and going on a daily basis. They are the ones using security the most and contribute a high percentage of wear and tear on the roads. I feel that property owners are subsidizing the homeowners. This is unfair to the property owners.

Apr 15
|
Apr 15 - Every time there is significant rainfall, our driveway is being eroded. Much of the rocks from above the paved section of the road ends up in my driveway. Eventually, my driveway gets rutted out and the mess comes down to the entryway of my home. I have installed a French drain, but it is being overwhelmed with sediment from the road; it continually gets clogged up. I'd appreciate your attention to this issue.
|
Apr 29 - If he hasn't already, Harold Tipton will come out to inspect and talk to you. This has always been a problem area. Perhaps between the two of you, a solution can be found.

Apr 02 - The "kids" have returned to the Inn. We were promised they would leave the property in 2007, but that didn't happen until 2008. Now they are back. We are trying to sell our property and their presence is having a negative effect. Why are they allowed back?

Mar 24 - Our section of El Minor Drive has become extremely eroded and rutted over the winter. The source of the problem is the number of new homes and associated large work trucks. Is this policy in affect and will the offending contractors repair El Minor Drive?

Mar 11 - There is an area about 20 yards downhill from ### Puncheon Lane that is eroding again. Last year, you put large rock and road bond to fix this area. It appears that all your effort will be lost in this area if not fixed before another rain. |

|
Mar 09 - As a wild winter at Wolf Laurel Resort nears an end, I want to applaud the R&S staff for their stellar efforts to provide and maintain a safe environment (sometimes under conditions not seen in many years) for all those who visit or live on the mountain full time. I live full time on a gravel road which was plowed of snow by daylight consistently. The gate guards are more vigilant of visitors and the barcode entry is a boon to residents, especially during ski season. The value for the few $$$ we pay is amazing! Thank you, one and all. |
Mar 09 - On behalf of the R&S staff... Thank You! It's a pleasure to be able to pass on such a compliment to our staff. Harold and I are pretty proud how our small group works to meet job expectations and to fulfill the extra requests and demands.

Feb 11 - To the left at the dead end of Gardenside II, there is a parked trailer (and, lived in, it appears). It is in an area that is accessible from Wolf Laurel Resort, via Gardenside II and Double Back. There is even what is left of a road that was cut through at one time. In the summertime, one cannot see this. It would be a good idea to have Harold Tipton, or anyone else do some scouting along that area to see if any of the questionable property is Wolf Laurel Resort property and what we can do about security in that area. A gate might be too flimsy. If you can't see the above evidence, please call me and we shall try to explain further.
Thank you for your help. |
Mar 05 - Isn't it amazing what you can see in the winter that goes totally unnoticed the rest of the year? Harold has been out to the area many times where you were walking. The mobile home you mention has been there for many years; however, your concern will be presented to the Board as soon as we verify property lines.
Thank you for bringing this matter to our attention. S Gwozdo

(Update) - On Sat Oct 11, at about 6 p.m., my wife and I along with two guests were walking our property enjoying the colors. We encountered a fully outfitted and armed hunter on our property. We asked if we could help him. He indicated that he and a friend were hunting deer on the National Forest Land after parking on Scronce Creek Road and became lost. He also indicated that he used to work on the mountain assisting a plumber. We provided directions back to the National Forest Land. Was this a correct response? Should we have detained him and called 911? It's interesting to me that this happened just a few weeks after my request for posting/marking the Wolf Laurel Resort boundary was declined. ---------------------------------------------- (Original Work Request) - With hunting season upon us and living close to one of the Wolf Laurel Resort boundaries, we are concerned about the lack of "Posted" signs or boundary markers along the boundary abutting private and forest lands. Please review that situation.
|
Mar 05 - I would imagine hunting season is extremely long when living, as you do, next to the National Forest. In the months since your request for posting signs was denied, the number of dead or wounded deer found on Wolf Laurel Resort property is 8.
After the close of hunting season, I had the opportunity to tour your area and most of the Wolf Laurel Resort properties that border the National Forest with representatives of the North Carolina Wildlife Resources Commission (Game Wardens). The laws of North Carolina, Madison County, and Yancey County appear to favor the hunter over the property owner. This is apparent in the difficulty the property owner or Wolf Laurel Resort Security would have to surmount in order to prove trespassing, or to apprehend and hold the trespasser until the proper authorities arrived. Unfortunately, even then the consequences for the trespasser is minimal.
The security staff have been able to ban several people from entering through the gate after their vehicles were found parked along our roads and they had no business in our community. We "know" they were hunting, but we can't prove it. Proof appears to be a dead or wounded animal and a smoking gun held by a human witnessed by law enforcement.
While I paint a rather dim picture here, I continue to look for ways to minimize the number of hunters who cross onto Wolf Laurel Resort property and the number of deer shot in our community. The representatives who met with me have promised to "spot check" the National Forest lands abutting Wolf Laurel Resort next season. They also offered to meet property owners prior to the 2009 hunting season. I will take advantage of that offer and certainly hope that you will be able to attend.
S Gwozdo ---------------------------------------------- Oct 02 - Your concern has been passed along to the Board for consideration.

Mar 05 - I have a question about the barcode decal application. We have one property at Wolf Laurel Resort owned by six families. Do you want 6 applications (1 per family) or 1 application with vehicle information for all 6 families?
|
Mar 05 - I think it will be easier for everyone if each family submitted their individual application. Then, I'll mail the decals back to each family. There are only 4 free decals per property; all additional decals cost $2 each. The problem for you will be deciding who gets the 4 free decals.
Looking forward to seeing all of you on the mountain. Sandy |

Jan 26 (Update) - Just wanted to say Mayapple Lane is one of those roads on the mountain that stays in good shape. We were there for over a week with a foot of snow and had no problem getting in/out, even driving a Subaru. If you live up there full time, you need to be aware of the rough, muddy, snowy roads during winter. If you can't hack it, move. We do live in the mountains, in a rough and tough environment. For God's sake, stop complaining and join the real world. ---------------------------------------------- Jan 08 (Original Work Request) - The clay that was put onto Mayapple Lane as a base this past year has made a slick muddy road that is difficult to drive when there has been rain or snow. There are places that the original red clay is showing through the gray clay applied in 2008. Is there any possibility that we can look forward to rock being put on our road to reduce the danger of sliding over the side? This same thing was reported last year and the year before. Are we going to have to have a tragic accident or death because of these roads before there is proper maintenance? There are times when emergency vehicles would be in peril to attempt response to an emergency call. |
Mar 05 - You certainly gave us all a reality check! My only quibble would be that the mountain is not the real world. The mountain does demand a healthy respect and a bit of an adventuresome spirit is always helpful. I hope you continue to enjoy life here in every season and with every road condition.
Thanks for sharing. S Gwozdo

Feb 27 - I think it is appropriate to have signage above the main entrance gate designating "Visitors" (left) and "Residents" (right) (or whatever wording that would work best for the guards and residents).
|
Mar 04 - Thank you for the suggestion. Our Board and security staff have been discussing signage for the gate. Signage above the gate would be highly visible, but such placement may interfere with large vehicle traffic. By the beginning of April, the right lane will be barcode only. Everyone else, guests service persons and property owners without barcode decals, will use the left lane. You are absolutely correct that we must have signage that states such. Thanks again for your input.

Feb 27 (Update) - Appreciate the grading in front of ### and ### El Miner Drive. I think a little more gravel and attention to continuing to heighten the drive side would be helpful as the big trucks continue to make ruts. ---------------------------------------------- Jan 30 (Original Work Request) - Deep tire ruts on El Minor Drive at bottom of my driveway that could easily deepen without attention.
|
Mar 04 - That area is on our very long list of roads requiring stone. The road crew is aware and doing all that can be done at this time.
Thanks for using the website. S Gwozdo ---------------------------------------------- Jan 30 - Thanks for the report. Were you on the mountain for the "Great Thaw" and rain that turned El Minor Drive and all our roads into muddy, slick and slippery passageways? At the worst of this thaw, home heating fuel was delivered and a construction dumpster was picked up on El Minor Drive hence the deep tracks now frozen in the road. The Road Maintenance crew is aware, but they may not have time to remedy the problem before the expected snow. If we need to plow the road of snow, it may help smooth out the ruts... until the next thaw.
Heavy trucks are now required to check with the Road Maintenance crew prior to making deliveries during a "thaw." This is an attempt to curtail the problem that you describe. It will also decrease the number of heavy trucks stuck along our roads.

|
Feb 28 - My home at ### El Miner Drive was apparently broken into recently. The home was then unwinterized, the water turned on, and someone stayed in the house for an undetermined amount of time. When they left, they did not turn off the water. The commodes froze, the pipes burst, and the house flooded. The only way I found out was due to receiving a high water bill. When I contacted the water company, they said, "Oh, yes. You had a water leak, so we shut off the water on Feb 18." I asked someone to go in and check out the house and they found the above.
Security? Roving patrols? I guess they're not really very effective. |

Feb 06 - In completing the application for a barcode, I learned it requires the payment of certain fees. I don't seem to recall paying separate fees to the Road Maintenance & Security Homeowners Association since we bought our property in 2003. We own a villa at Eagles Nest; maybe part of our regime fees are forwarded to the Association? Please let me know what fees must be paid if I have not already done so. Thanks.

Feb 06 - The letter accompanying the barcode application is a bit misleading to any property owner in the Blue Mountain Homeowners Association. Blue Mountain collects fees from each of its property owners and a portion of those fees go to Wolf Laurel Road Maintenance & Security Homeowners Association. There are no extra fees for Blue Mountain property owners. Blue Mountain property owners are allowed 4 barcode decals just as the Wolf Laurel property owners. There is a $2 charge for each additional decal. Once we receive your application, the barcode decals are usually activated and mailed the same day. I hope that I've been able to answer your question and my apologies for any confusion caused by the letter.

Feb 04 - We have a couple of very bad spots on Foxden Road. Areas that are mostly dirt become mud pits after it rains or the snow melts. While we need gravel (small, not boulders) on the whole road, the worst areas are at the very bottom and in the curve in front of ******'s home. Recently, the mud was so bad, it was found on top of our 4WD. Please address as soon as possible.

Jan 20 - Thank you to the Wolf Laurel Road Maintenance & Security for the good work putting down salt and sand last weekend. We appreciate your getting up at the crack of dawn to prepare a safe way down (and up) for those of us here during the snowy weather. Also, please thank the Security personnel for standing in the cold checking guests in for skiing. We know it's very cold; yet, you are doing a thorough job of it. Thank you.

Jan 29 - The Wolf Laurel Road Maintenance and Security staff greatly appreciate you taking the time to write. That was an especially busy holiday weekend with many residents on the mountain and hundreds of guests in addition to a near record number of skiers.
The Road Maintenance crew not only maintained the roads but assisted numerous motorists. Security staff checked in visitors and coordinated requests for assistance. I'm proud of the way our small staff handled the additional workload.
Thanks again, S Gwozdo |

Jan 02 (Update) - The new gravel on Phalecia Lane as it leaves Buckhouse Road is a big help and is much appreciated. Thanks! However, the gravel ends about 400 feet too short! There is still a muddy area up to where the two culverts go under the road. ---------------------------------------------- Dec 06 (Original Work Request) - When the snow melts, Phacelia Lane is mostly mud for the first 2/10 mile. Some gravel would be much appreciated.

Jan 29 - Financial restraints and the weather are creating a huge problem for our Road Maintenance crew this year. The snow melt and rain have turned roads to a slippery muddy track. Many roads are in dire need of stone. The Road Maintenance crew is aware and will address the problem when possible. If you are willing to purchase a load of gravel, we will match it. A bit of road maintenance information: one load of stone (15T) will cover 125 feet of road, 8 feet wide and 3 inches deep. The cost ranges from $345 to $380! When one considers the amount of our yearly road assessment ($364.35), it is apparent that our Road Maintenance crew is forced to address the worst current road problems.
Thank you for your work request and I assure you we will get to it. Thanks also for allowing me space to post some facts for our website visitors.
S Gwozdo ---------------------------------------------- Dec 08 - The road crew is aware of this problem area. The road damage is caused by the construction site in the same area. You can expect to see gravel soon, thanks to the road damage deposit submitted by the builder. Thanks for using the website.

Jan 06 (Update) - We are still waiting to hear when gravel will be put down on Grouse Thicket. We were just up visiting after the New Year and the roads are terrible! ---------------------------------------------- Nov 30 (Original Work Request) - Since we have built our home (3 years ago), I am unaware of any new gravel that has been placed on our road. The last several times that we have been to our home, the roads have been treacherous due to mud. Someone is going to get killed. I noticed that Buckeye and Trillium were just as bad. We do not feel that it is safe to have guests come to our home for fear they will be in an accident. Where is the money that I pay to help maintain the roads? I would rather get rid of the security guards and have safe roads so that I can get to my house! Please put new gravel on these roads!

Jan 13 - On Dec 08 and 09, the road crew put down 64.5 tons of gravel on Grouse Thicket. ---------------------------------------------- Dec 08 - Grouse Thicket has been in dire need of gravel as you state. Today, the crew put down a number of loads of gravel. This had been scheduled for earlier this autumn, but was delayed due to time and financial constraints. Thank you for taking time to contact us. I will forward your comments to the Board.
Hopefully, your next trip to your home will be easier.
Sincerely, |
