Dec 24 - We have been to our home in Wolf Laurel quite a good bit the past 4 months. Unfortunately, the home owners who commented on the problem with the dogs are correct. Every time we have "come home" to Wolf Laurel, we have been subjected to the sounds of dogs whose owners do not respect the peaceful nature of our community. There are several homes on or around McDaris Loop who have dogs that continuously bark, yap, howl and disrupt our "quiet time." We have had many pets and love animals, but we have never let our "family members" annoy our neighbors and friends. Thank you for your help. |

Dec 08 (Update) - The problem on Grouse Thicket that I reported earlier is much more serious than I thought. With the snow melt, it turned into a mud bowl. Yesterday a delivery truck slid off the road into the ditch trying to get up the hill. Between the truck and the wrecker that pulled it out of the ditch (which apparently took a couple hours), it is now a well-plowed mud hole. It is passable in 4-wheel drive, but tearing up more with each passage.

Nov 27 - Can we do something about the yappy dogs in Wolf Laurel? I think owners go off for hours, leaving dogs outside or in screened areas. Every movement causes the dogs to bark or yap incessantly. An instance recently was on lower McDaris Loop. There was a dog (maybe two dogs) that yapped for two hours constantly during the sunset/dinner hour. We could not sit on our porch and enjoy the beautiful sunset as the sound carried all the way up the mountain. |
Dec 07 - Without knowing where the problem is coming from and who is making the complaint our Security can't respond. We had another complaint however same case, no address nor person who was complaining.

Nov 26 - Help! Why must we listen to the continuous dog barking! We were trying to enjoy a lovely evening with guests outside (due to beautiful weather) and our happy hour was totally ruined by, not one, but two or three dogs that barked, yapped, squealed or shrieked the whole time they were outside. We finally gave up and went inside and closed the doors. The owners must have come home a little later because all was quiet. Why should we, the non-dog owners, have to listen to your animals while you are out having a quiet, peaceful meal? |

Nov 25 - What gives with the dogs! We have two wonderful Dobermans who are part of our family, but I would never subject my neighbors to long periods of barking, yapping, and so forth. We tried to spend a wonderful time at Wolf Laurel with family, but, along with our dogs, had to endure the annoying presence of dogs whose owners obviously care nothing about their neighbors! Our family, our friends, and our dogs found this totally unacceptable. What can we do about this? |

Nov 07 - Thanks for the email. There are no plans to pave Big Bald Road at this time. The original paving was done by the property owners who use the road and also others that helped with the cost.
The general policy at this time is the same for getting roads paved. The property owners have to raise the money.

Oct 03 - Upper Birch Springs Lane beyond Unakite is becoming a serious challenge to drive. We would be willing to purchase gravel at our driveway, but it seems to only wash down our driveway. Suggestions: Add gravel and level/scrape the road; or add the ditch suggested by Cindy Tucker? The road is draining toward our driveway and should be going away from it.
The waves on the dirt road seem to be a lot worse as you go down Buckeye and then up Unakite. What are the plans?

Oct 04 - Thanks for the information. Harold Tipton will look at your situation and advise accordingly.
As for "the waves on the dirt road", this is common everywhere on the mountain. Traffic causes the roads to have ripples, waves, or so forth during dry seasons. The only way to resolve this matter is to have some rain. Once some moisture softens the road bed then the motor grader can grade away the problems. I'm sure we will receive rain shortly and Roads Maintenance will be catching up on the problems caused by the dry spell.

Sep 29 - Thank you for fixing the lights in the Big Bald postal facility.
Please reconsider repainting the center line on Wolf Laurel Road before next spring. This could be an important safety issue for those of us here year round and for the many that are coming back on holidays during the winter months.

Oct 03 - The paint in the center of Wolf Laurel Road is doing pretty good based on this past winter. I have had no complaints about the yellow line other than yours. Our new budget for 2008 will include painting in the spring. Safety is our highest priority, but we do have to operate under the current budget. We just don't have the $3,500 to repaint at this time.

Sep 28 (Update) - Hello Bob! I was wondering about the status of the inspection for the drainage pipe at the base of our property line on Trillium Lane. You had sent me an email about a month ago in regards to making this inspection. Just wondering what, if any, your conclusion has been. I will be willing to contribute having roughly the 30 - 35 feet of 18" drainage pipe put into place at the base area near the old access way up to the property.

Sep 16 (Update) - As a follow-up, I have provided our email address on each posting. I feel it would be more appropriate for you to email us directly than take space on your website. Of course, that is left up to you. I would like to have an answer on the drainage issue and will gladly meet with whomever again to go over the locations and slopes we have identified to assure the runoff goes into the wetlands. We own all three lots and, therefore, we would be directing the water onto our land. Also, I have no idea what driveway you are talking about that will be impacted by the runoff; I see no problem. I assume you have actually visited and walked the land and noted its slopes. If we need assistance from North Carolina Storm Drainage Office, I have a contact who will gladly meet us to expedite a solution to this problem of dumping massive amounts of storm drainage into the middle of our private property.

Oct 03 - Harold Tipton and I have again visited your home site on Unakite and it is our opinion that the drainage structure on your property is adequate. The drainage ditches in your area are doing their job. Your comments of all the construction that has been going on in your area, causing considerable overflow, is unfounded. We do agree that the amount of water that has fallen from the skies has been heavy and unusual, but we can't control that. The drainage pipe under the road at your home was put in around 1977 -1979 and your home was built in 1980.
You are the fourth owner of that home since it was built and the drainage was in place when you purchased it. Your potential plan to put two pipes under the road could and would probably increase water flow to other areas. We cannot be a party to a possible drainage problem somewhere downstream.
You indicated that you had an engineer looking at your situation. Wolf Laurel Roads & Security would gladly review any proposal s/he might propose. Our mailing address is: 63 Village Lane, Mars Hill, NC 28754. They can address the proposal to my name.

(Update) - We are well aware of North Carolina storm drainage laws and the
dumping of sediment and excessive water onto private property by a stream,
which is actually owned by the state. We have reviewed the best
course of action and we have not only agreed to pay for the pipe (which we
should not be required to do), but we also located the pipes on our
property that will assure proper flow on our property only. See flags.

Sep 09 (Update) - Bob, thanks for taking my call.
For 3 years we have been in contact about buying pipe to install drainage on our area of Unakite Lane (as all drainage from the early 1970s dumps into the middle of our lot). Having met on buying possibly two pipes, months ago, we have received no cost.
About a week ago, a huge blowout happened on our lot... the drainage pipe blew out the stream. It was unreal.
I have pictures of the damage and movement of rock down the stream. North Carolina law does not allow this type of dump into a stream and the sediment was probably two feet deep. We spent about six plus hours Saturday digging out, by hand, the channel of the stream. Faster response would have prevented this. I hope to hear from you on Monday.
We have flagged the only acceptable location of the new pipe. Proper installation and grading will make this work. Again, we are willing to pay for the pipe, although not required by North Carolina storm drainage law, so please let us know your decision on cost. We will not pay if not located as indicated by the flags we have put on the road. We can provide pictures of the major problem that recently occurred, if required. We took pictures prior to our labor. I must say, in all the properties we own and developers we have dealt with, we are shocked by your lack of response time.
Also, your stripping of the wildflower growth and the like on the bank across the street from our lot enhanced the runoff problem during the storm. I checked... this was not done by Fr. Broad, according to their records. ---------------------------------------------- |

Aug 31 - To place a new pipe, the water will have to be directed into your existing lot so that the water won't go down the property line. The property owner below has their driveway right on the property line and we cannot allow water to cross their drive. As you know, North Carolina has a law that prohibits turning water onto other property owners. I'll have Harold get an estimate on a pipe and an extension to divert the water.

May 29 (Update) - Harold and Bob, thanks for meeting with us. We are ready to move forward with this drainage project once we hear back from Harold regarding the cost.
We plan to pay for the drainage pipe, even though we pay the road maintenance fee, as it is worth it to us to save our property in the event of future heavy rains. More development usually requires additional storm draining outlets; however, this has not been the case on our street, so we are willing to pay to correct a situation that we foresee as a potential major problem down the road.

May 07 (Original Work Request) - Bob, we would like to meet with you and Harold Tipton as soon as possible regarding additional under-the-road drainage pipes for Unakite. The pipe installed in the early 1970s is no longer adequate storm drainage. Water needs to be dispersed to other areas of the road instead of one location. We are courting a serious flood situation in the middle of our property with the current volume of water being diverted there during storms. This is due to a significant increase in property development since the early 1970s with no additional storm drainage being put into place.
Harold called Saturday and said he was coming over to review the situation, but we did not see him.

Sep 01 - The center line on Wolf Laurel Road needs to be repainted. It is very hard to see when it is raining or at night. Perhaps you could use some sort of reflective paint or "cats eyes." Please give your attention soon, as the days are getting shorter and the nights longer.

Sep 04 - The
paint is reflective, it's the same that is used on the highways of North
Carolina. The "cats eyes" cannot be used on the roads of Wolf Laurel Resort because of constant snowplowing during the winter months.
Also, because of the heavy use of salt and sand on the roads during the upcoming winter months, we probably won't repaint until spring. We caution all property owners and workers to drive more carefully and not to drive too fast for the conditions.

Aug 27 - As the head of Road Maintenance & Security, you have got to have some way of controlling the speed of the trucks, especially now that they are paving McKinney Gap Drive. Harold told me that his guys are all over the mountain cutting back trees, branches and so forth.
I was taking Irving home from the WLPOA meeting a little after noon today and a truck loaded with tree branches and limbs came barreling down Wolf Laurel Road, mostly on my side of the road. He was going at a high rate of speed and barely missed us. He scared Irving and, certainly, me too! There could have been a terrible accident.
Can't you do something to make the trucks go slower? 15 mph is the posted speed limit, but no one obeys it. |
Aug 28 - Thanks for the information. We have put up speed limit signs; unfortunately, we know not many folks heed these speed limits. Most of the truck drivers heed the limit and they are aware if reported they could be stopped from driving on the mountain. We also have numerous property owners who drive too fast for conditions. I am sure that you are not the first, nor the last, individual who has had an encounter with big trucks as well as passenger cars. We appreciate this concern be brought to our attention. Wolf Laurel Security can only act when the vehicle is identified. We also encourage everyone to slow down.

Aug 26 - Cutting of the wildflowers... we are not sure as to why the beautiful wildflowers have been cut on all the roads within Wolf Laurel Resort and ugly debris left behind. It is not an improvement; instead, it serves to enhance erosion. Also, on Birch Springs Lane, it appears that poison was used in the areas of the streams. You can easily see how quickly the road is now eroding. Hopefully this practice will be abandoned in the future. At one time in Wolf Laurel Resort, you would be tarred and feathered for destroying the wildflowers!

Aug 28 - The greenery along the roadways has gotten out of hand so the Wolf Laurel Road Maintenance crew are cutting back. This will help with road and drainage maintenance.
Sorry for the wildflowers.
In addition, we would never use chemicals or poison to control the weed problem nor the greenery.
The cutting of the brush will not enhance erosion. Instead, the heavy rains that have occurred in the last month or so have created erosion problems. |

Aug 21 - The new owner of 3179 El Miner
Drive has had a street light installed on an 80-foot telephone pole.
We were hoping the leaves would block it from our view. The light is
a very bright street light and is on from dusk until dawn. The
Thaxton Family and the McCown Family also object to the street light's
brightness; it is a distraction that causes night sky vision problems. The light and pole are of the size and type prohibited by our covenant and bylaws. Also, there is no way to turn the light off. In addition, the owners have not been at Wolf Laurel Resort since late April or early May. Jointly, myself and my family with the Thaxton Family and the McCown Family, request that the Wolf Laurel Road Maintenance & Security Board contact the owner and have them remove the light and pole from street view and our line of vision. |
Aug 22 - I have looked at this particular light and it is in violation of the covenants. I will be sending a letter to the property owners to remove.

Aug 06 - We need gravel to be put in the ditches from where it was stopped above my house to below D Marable's house also on McKinney Gap Drive. We also need to have the road graded inward toward the mountain side so no one slips off the road on the downside. That portion of the road is steep and is often a problem in the winter.

Aug 06 - The entire McKinney Gap project is currently under construction with paving starting sometime around the second week of August. Harold Tipton is currently putting gravel in ditch areas that need fixing.

Aug 05 - Rain water is washing out gravel on Silver Knob Drive because the drainage ditch is clogged and the water runs into the street. The ditch needs to be cleaned from the junction of El Miner and Silver Knob Drive down to the end of Silver Knob Drive. The ditch also needs to be cut against the bank. Over time the ditch has backfilled and moved toward the edge of the roadbed. I would be grateful if you paid particular attention to cutting the ditch against the bank in front of my driveway (first driveway on the right on Silver Knob Drive). At present, the turn out of my driveway onto the road is very tight because the drainage ditch on the other side of the road has backfilled and moved toward the roadbed. This makes the roadbed narrow at the junction of my driveway. This is a particular problem in the winter months with snow and ice. Thanks very much for your help. |

Jul 30 (Update) - On May 14, I sent a work request regarding several items with Sarvis Drive. All have been taken care of... thanks, except the culvert under the Holland's driveway. It is still blocked so that all the water that reaches it is diverted into the roadway. With all of the rain that we have had there is now a deep gulley down the center of Sarvis Drive. Is there a reason that you have not been able to remedy this? ---------------------------------------------- May 14 (Original Work Request) - Sarvis Drive is in a bad state of repair. Most of it is a result of heavy equipment traffic related to new construction. In addition, the driveway culvert for Holland's driveway is blocked so that rainwater goes down the road and washes it out. About halfway up Sarvis Drive there is a large pile of tree rubbish on the right side of the road. Also, at the beginning of Sarvis Drive there is a plastic pipe piece sticking up out of the road.

First, the roads appear to be in serious need of additional gravel. Rocks are protruding in the middle of the roads. Are there any plans to take care of this problem?

Jul 11 - As I was driving out of El Miner Drive and turning left onto the main road, I noticed a tremendous amount of overgrowth on the left side of the road. This makes the turn onto the main road somewhat dangerous. I would like to request someone to cut this overgrowth down so myself and others will be able to see the oncoming traffic. Thank you. |

Jul 02 (Update) - We would like to thank the Wolf Laurel Road Maintenance crew for scraping and covering part of Double Back Lane up to our property line. It has needed repairs for some time and we are now riding easier because of the work done. We appreciate your efforts. ---------------------------------------------- May 27 (Original Work Request) - We have lived on Double Back Lane almost eight years. During that time, we have made numerous requests, verbally and in writing, for help with the upkeep of our road. During the past three years, the condition has worsened, and now, with the addition of trucks going to building sites, the ruts have become deeper and more convoluted. So far, about one tablespoon of gravel has been dumped in one hole, and that gravel has already disappeared. After rain water accumulates in two of the muddy holes, those areas become slippery and dangerous.
There seems to be a difference of opinions concerning where our property is situated in relationship with Wolf Laurel Resort property. Bob Burns is very well aware of this, but there has been no active response to repairs, even up to our property line. The road is getting worse.
We respectfully submit a request for grading and gravel repairs on Double Back Lane before major work is needed.

May 30 - I met with Harold
Tipton (in the field) with regards to Double Back Drive about two weeks
ago. The area of most concern is being worked on as of this date
(May 30). I have also marked the area where Wolf Laurel Road
Maintenance & Security maintenance responsibility ends. The Schlitt
Family is still responsible for the gravel and maintenance for most of
Double Back Drive. This has been discussed with you and Jim numerous
times in the past and Wolf Laurel Road Maintenance & Security has helped
out to make things easier at times. Harold spoke with Jim on
Wednesday (May 30) and Jim indicated that he was going to talk with the
Schlitt Family about the roads. We stand to continue to do what our
responsibilities are in regards to maintenance.

Jun 21 - A comment on the recent road edge mowing/cutting... In places, the mowing looks very neat, but in other spots, especially the Heights (Unakite, Buckeye, Trillium, Grouse Thicket), so much cutting debris was left behind that it looks worse. A follow-up needs to be done to remove the brush and limbs, some of which are left lying out in the road. Also, in a few places, the side banks have been stripped bare. These will erode if not hydro-seeded or otherwise planted with grass. Are plans afoot to address these problems? |

Jun 06 - The Angelico Ridge Road, which is the short road leading to the Overlook Pavilion, has suffered major erosion largely because there is no drainage ditch and the slant of the roadway is to the downhill side. Consequently, the water has breached the road and created a gully-like washout where an inordinate amount of water spills down onto Birch Spring Lane and, subsequently, onto my property. Can you please look into this and see if there is a reasonable solution. Thanks. |

May 01 - This winter our roads were quickly plowed. In addition, a chemical was apparently used to melt the snow and ice. What was it? Many thanks.

May 02 - Our paved roads were
taken care of by a mixture of sand and salt for the clearing. Our
gravel roads took care of themselves; except some of the gravel roads had
to be sanded where the sun wasn't melting the ice. Plowing the snow
early helps the clearing.

Apr 19 - On May Apple Lane, going east towards Buckeye Road from Wolf Laurel Road, there are two spots in curves that are washing out and extending close to the edge of the roadway. The first is just east of 381 May Apple Lane and the second is just east past the first entrance to Woodfern.
If heavy truck traffic is again going to continue to use May Apple Lane as a main thoroughfare, rock needs to be applied over most of the road. It is muddy from end to end with only short exceptions with only little snow and rain.

Apr 09 - Our covenants prohibit signs that serve to advertise a property or business. Yet, we allow a huge sign over the entrance to one of our main roads that advertises a business. If we are to be consistent, the huge sign proclaiming "SKI WOLF LAUREL" should be removed.

Mar 14 - I was checking on my property
at 13 Trillium Lane and the lot next to it, 12 Trillium Lane, which I am
purchasing in April. I have noticed that there are two new Iron Pin
Markers, with pink plastic tape, put into the ground on/near my property
border with Buckeye Road. My question is this: Are those two
new Iron Pin Markers marking a new boundary of the upper side of my
property with the Buckeye Road right-of-way access area? Also, two
or three wooden stakes on the Buckeye Road area are marking off each lot,
12 Trillium Lane and 13 Trillium Lane, with arrows indicating directions
to/from the property line. I am wondering about this since I intend
to build a home near the back side of my property line toward Buckeye
Road. It would make it much easier (and less expensive and
destructive) if I could cut a drive access into the property as my
neighbor at 11 Trillium Lane did so. This would mean less tree
cutting and earth displacement to put in the driveway access to the home
site.
Thanks for any information that you can obtain for me and I will try to make a more formal manner of application for the right-of-way from Buckeye Road onto my property in the near future. Again, thanks. |

Jan 10 - Phacelia Lane needs gravel between 1/10 mile off Buckhouse Road to the 2/10 mile point. This is a low-lying area and has very little gravel on it. This area becomes a mud hole in wet weather. |
